Heritage Lofts
Heritage LoftsThis development, now completed, is the first new residential development located in Chamblee's Central Business District. Located less than a block from the new Chamblee City Hall, the development includes 16 condominium units and a ground-floor restaurant facing Peachtree Road. The two-level residential suites, with distinctive windows and balconies, provide an incredible view of the downtown Atlanta skyline and Stone Mountain. They are almost sold out. Gilmer Development has purchased the property across the bridge for a Phase II mixed-use development that will compliment this building and further enhance the redevelopment of the Central Business District and its connectivity to the Mid-City District.

The Lofts at 5300 Peachtree
Lofts at 5300 PeachtreeThe Charter Companies are leading the way with the first mixed-use development in the Mid-City District on property formerly owned by Eastman Kodak. Currently under construction are 242 loft-style condominium units on a property across Peachtree Road from the Chamblee MARTA Station. A few ground floor retail units along Peachtree Road will provide opportunities for neighborhood commercial businesses and services catering to area residents. The six residential buildings surround a multi-level parking deck which will have a tennis court and gardens on the top level. Power lines were buried to allow for inviting streetscapes with sidewalks and trees. Some of the units have been completed and are now occupied as construction continues.

The Battery at Chamblee Station
Under construction, The Battery, by the A. G. Spanos Company, is a 192-unit apartment complex located on the corner of Miller Drive and Peachtree Industrial Boulevard on the former site of Wattyl Paints. Although the development does not contain a commercial mixed-use component, Spanos has amended their plans so that ground floor units facing Miller and Peachtree Industrial open onto the street. This will make the development more pedestrian focused. It will feature three apartment buildings with under-building parking, a Clubhouse/Leasing office building, swimming pool and courtyard.

Chamblee Senior Apartments
Partnering with Mercy Housing Southeast, the City is in the process of securing grants to construct 65 affordable senior housing units on 1.2 acres of City-owned property adjacent to the Senior Connections headquarters building. This project will afford many of our long-time senior residents the opportunity to remain in the community while benefiting from the services offered by Senior Connections. Resident seniors will be able to walk to nearby retail shops and restaurants and have easy access to public transportation.

Peachtree Malone Lofts
Peachtree Malone LoftsPhase I of the Peachtree Malone Lofts, re-development of two former distribution warehouses, was completed in 2001 and contributed 34 new residential condos in the Mid-City District. Phase II, construction of a new loft-style building with 100 units was completed in 2003. Located directly across from the MARTA Station, the lofts provide a very attractive and affordable place for young professionals to live.

Walmart
WalmartThe Super-Walmart, on the former BellSouth property, will have four retail out-parcel buildings, separated by pedestrian plazas, fronting Chamblee Tucker Road with spaces for up to 28 merchants and restaurants. Behind those, a low-profile Walmart store will have a full grocery, pharmacy, general merchandise, garden shop and more. The site has almost six acres of under-building parking with easy access for customers and shopping carts between levels. It is scheduled for completion in early 2007.

Chalfont on Peachtree Townhomes
Chalfont TownhomesIn 2000, MARTA released some of their surplus parking lots for re-development, including two lots by the Chamblee Station. Chalfont on Peachtree consists of twenty-five brownstone-style townhouse condominiums priced in the $300's. These are three-story traditional two and three bedroom floor plans with two-cars garages entered from the rear. The units feature hardwood floors, upgraded kitchen and bath finishes and gated, secure parking.

Atlanta Chinatown Mall
Atlanta Chinatown Mall, built in 1988, has undergone extensive renovations since it was purchased in 2000 by ACT Investments. The 65,000 s/f mall includes a food court, restaurants, a grocery store, gift shops, offices and other retailers catering to the metro immigrant community as well as visitors wanting an international experience. The Mall is 100% leased and plans for Phase II are underway as part of the new development planned in the buy-out area behind the Mall.

Plaza Del Sol
Plaza Del Sol, located in the heart of the International Village Overlay District, was completed in June 2003. It is a creative commercial re-development designed to celebrate metro Atlanta=s Latino community. The project is an adaptive use of a previously abandoned industrial property, and brings new vitality and hope to an area of the community that was previously overlooked by developers. The influence of the cultural appeal of this area is immediately evident with a performance stage front and center on New Peachtree Road. The project has decorative wrought iron railings, terracotta tile roof, and colorfully painted tiles reminiscent of a quaint Mexican village. Two murals created by local high school students participating in a community art project adorn the front of the center. The center houses restaurants, a banquet hall, retail shops, a bakery, a grocery warehouse and offices for the Latin-American Business Association. Medical offices are planned for the project along with a training center to connect the Hispanic community with available resources, jobs and education.

International Village at Chamblee
DeKalb County, the owner of the DeKalb-Peachtree Airport (PDK), issued a Request for Proposals for the redevelopment of this 30-acre tract of land located in the heart of the International Village. This former single-family neighborhood was an FAA relocation project which took about ten years to complete.

Archetype Management Company and Atlanta Chinatown Investments were selected as the developers for the project by a City-County selection committee based on their understanding of the vision and their existing re-development efforts within the International Village. Their proposal includes an expansion of Atlanta Chinatown Mall as well as new development of a mix of retail and office space in a village-like setting. The development will be constructed with the preservation of existing natural elements, including trees and streams, and will include community and civic space which will provide an attractive gathering space for residents in the Village, and metropolitan Atlanta, as well as tourists from all over the world. When completed, the project will have over 500,000 square feet of mixed-use development with fourteen buildings featuring offices, retail shops, restaurants, a bank, hotel, banquet/conference center, international trade center, performing arts facilities and pedestrian plazas.

The overall concept for the Village has been approved and civil plans are in review now. It is hoped that construction can begin on the first phase this year for the buildings behind Chinatown.
